- SpecificationsTYPE OF CONSTRUCTION v RCC framed structure with non-load bearing brick/light weight Block/Solid Block and cement mortar walls. v According to the soil test report, SEISMIC residence structure will be taken care in design. v Generally outer walls will be 8” to 9” and inner partition walls will be 4” to 4.5” thick. v Ceiling height will be 9’ 5” approximately except in the toilet wall where it will be 8’ 5” WALL FINISH v Walls will generally be plastered outside and inside. v Inner walls with Premier Emulsion Roller finish (Asian/ICI/Equivalent) with Allteh patty. v Ceiling with white cement painting. v Outer walls shall have 2 coats of Exterior emulsion paint with 1 coat of primer (Asian Ultima/Equivalent) v In the Toilets, walls will be covered with Ceramic Tiles (Kajaria/Somany /Equivalent) upto a height of 7-ft. v In the utility area plain colour (Pastal Shades) ceramic tiles upto a height of 3-ft and length of 9-ft. FLOORING v Entire flat except Bath room, Service area & Balcony with 2 x 2 VITRIFIED TILES v Kitchen Service & Balcony’s with 1x1 plain colour CERAMIC TILES. v Flooring in all bathroom area will be of 1x1 Non-Skid Tiles. (Kajaria/ Somany/Equivalent) DOORS v The main door frames and door panels will be of teakwood with self-design and finished with lacquer varnish. v Main door will be provided with Godrej Ultra lock, one aldrop, safety chain, peep hole, brass keels and tower bolt. v All the other door frames will be with good quality teak wood. v Bed Room doors will be O.S.T flush door, varnished on one side and painted on other side with One Lack and tower bolt. (Godrej/Equivalent). v Toilet door will be one side Polyurethane coating flush doors. Enamel painting finish on both sides will be provided with aldrops and baby lock. (Godrej/Equivalent). v All the door fittings will be of Stainless Steel. WINDOWS AND VENTILATORS v Steel grills (painted in Black colour) in all windows and ventilators. v UPVC sliding windows. v Ventilators will be of wood frame fitted with glass louvers/UPVC v All Ventilators will be enamel painting finish. KITCHEN v Black granite Slab including chamfering for kitchen table top. v Single bowl stainless steel sink with Drain board (Nirali or Parryware) v 2 feet dado above the kitchen counter in Plain coloured ceramic tiles. (Kajaria/Somany/Equivalent) v Kitchen will have two taps, one for bore well and other for CMWSSB/Metro water. v Exhaust fan provision. PLUMBING AND SANITARY FITTINGS v Outer Lines with P.V.C. (Finolex/Varun/Equivalent) and internal Concealed Pipeing will be ASTRAL/CPVC/Equivalent. v All closets and wash basins will be provided in Parryware/Equivalent v All C.P. fittings will be of Parryware/Equivalent. v All toilets:- Ø Wash Area: Washbasin with pillar cock and bottle trap Ø Closet Area: EWC closet with health faucet. Ø Bath Area: Diverter concept with over head shower and spout. Ø Exhaust fan point provision will be provided. v Washing machine point will be provided. v Power point for geyser will be provided. WATER SUPPLY v Sufficient capacity of Adequate bore well and metro water sumps for general usage for all blocks, including required capacity for firefighting requirements norms. v Sufficient capacity of over head Tanks one for metro water and other for bore well water along with required capacity for firefighting requirements norms. LOFTS v Lofts: will be provided in all bedrooms and kitchen ELECTRICAL WIRING/POINTS v Concealed Three Phase Electricity supply with Finolex/L&T/Equivalent wiring, M.C.B, adequate light, fan and Plug Points. v Power point for Split AC will be provided in all bed rooms. v Switches will be of Anchor/M.K/Equivalent v Separate meter for lighting in common areas, lift and the pumps. v Each Allottee shall have an independent 3 PHASE ELECTRICAL METER connection. COMMON AREA v Lifts: 2 Nos of Johnson/Equivalent with suitable interiors as specified by the architect. v Power Back-up: Generator facilities with adequate capacity will be available for Common area, lights, lift, motor pump and inside the flat One Light & Fan Point for each room. v Security Intercom: Will be provided. v Gym: Will be provided with required equipments. v Recreation Room: Will be provided with required equipments. v Name Board: Stainless Steel Name Board will be provided for each block. v Letter Box: Individual letter box will be provided for each flat owner at the entrance of each block. v Flat No: Individual Flat Number will be provided in the entrance of each flat. v TV Line: Concealed PVC pipes for cable TV will be provided with two entry points one in the living room and the other in the master bedroom. v Telephone Line: A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to two points in each flat, one in the living and the other in the master bedroom. v Landscaping: Will be provided in chosen areas. v Lobby & Staircase: Lobby flooring and skirting will be Marble /Equivalent & Staircase with polished kota Stone/Equivalent. v Common Area: outside the building will be provided with paving block v Car Parking: Will be numbered and lines will be drawn. The car park area will be Grano flooring. v Servants Toilet : Will be provided v Watchman Room: Will b provided. v Terrace: Food counters and Wash Basin will be provided. v Pest Control: Will be done. v Compound Wall: Will be provided on all sides, retaining existing walls if any. Roadside wall will be built to design as specified by the Architect with gates. Pressure Pump: Grundfos/Equivalent pump to maintain line pressure in the water lines.
